The Martin County side of Hutchinson Island runs from Sailfish Point at the St. Lucie Inlet north past Stuart Beach and Jensen Beach Park to the St. Lucie County line. It's mostly condos, villas and gated communities — and a lot of them sit empty for months at a time.

For an island condo, home watch is mostly about water and air. We check for slow leaks from the unit above and into the unit below, look under sinks and around the water heater and A/C closet, run the faucets, and record the thermostat and humidity. Out on the balcony we check that sliders seal and that shutters open and close properly.
Salt air on the ocean side is hard on everything: A/C condensers, slider tracks, balcony railings, light fixtures and screen hardware corrode much faster than on the mainland. We photograph the condenser and balcony hardware on each visit so you can see wear before it turns into a failure.
The barrier island is one of the first places evacuated when a hurricane threatens, and the bridges can stay closed until officials reopen them. Before a storm we make sure balcony furniture is inside and shutters are closed. After it passes, we get to your unit as soon as the island reopens and send you photos — so you're not waiting for a neighbor to call.

Building staff take care of common areas. They usually don't come inside your unit, and in a condo, a leak rarely stays in one unit. We follow your building's sign-in, key and vendor rules, and with your permission we can be the local emergency contact your association has on file.
Since 2022, Florida has required milestone structural inspections and reserve studies for many older condo buildings, and a lot of oceanfront associations are now doing concrete, balcony and window work. When contractors are in your building, we can check your unit before and after and photograph what we find.
