Before you arrive

Open-Up Visit

Water main back on, then a look at visible supply lines, shut-off valves and under every sink for drips
Electric water heater breaker back on (we don't touch gas appliances)
Every faucet run and every toilet flushed to clear the lines and refill the traps
Thermostat set to your arrival temperature
Refrigerator and ice maker back on; first batch of ice tossed if you ask
Patio furniture, cushions and potted plants put back where you like them
Blinds opened, lights and timers set back to normal
Walk-through of every room for leaks, stains, pests, odors and high humidity
Optional grocery stock-up from your list, billed at cost with the receipt
Dated photo report emailed to you, with anything that needs a pro flagged

Close-Up Visit

Walk-through of every room with baseline photos, so later visits have something to compare against
Thermostat set to the away setting you choose
Water main shut off if your home has an accessible valve and you want it off
Electric water heater breaker switched off on request (we don't touch gas appliances)
Refrigerator and ice maker set the way you ask; perishables and trash taken out
Faucets, toilets and under-sink areas checked for drips or running water
Patio furniture, cushions, plants and loose items brought inside or secured
Doors, windows and sliders checked and locked; shutters already in place checked (we don't install shutters)
Lights and timers set the way you ask
Dated photo report emailed to you, with anything that needs a pro flagged

What these visits don't include

No repairs, plumbing, electrical or pest treatment
No A/C or HVAC service, and no gas appliance, pilot light or gas valve work
No licensed-trade work of any kind, and no hurricane shutter installation

If we spot something that needs a pro, we flag it in your photo report and, with your OK, help line up the vendor you choose.

Common Questions

What is the difference between these visits and a regular home watch visit?

A regular home watch visit checks the home while it sits empty. An open-up or close-up visit does the hands-on tasks of opening or closing the home for the season, like turning the water on or off, setting the thermostat and moving patio furniture, plus a full walk-through and photo report.

When do you do each visit?

We do the open-up visit one to two days before you arrive, so the home is ready when you walk in. We do the close-up visit after you leave, usually within a few days. Add your dates at checkout and we confirm the visit date with you within one business day.

Do you service the A/C, water heater or gas appliances?

No. We set the thermostat and switch an electric water heater breaker on or off if you ask, and that is it. We do not service A/C systems, relight pilots, open gas valves or do any repair or licensed-trade work. If we spot something that needs a pro, we flag it in your photo report and, with your OK, help line up the vendor you choose.

Do you put up hurricane shutters?

No. On a close-up visit we check that shutters already in place look secure, and we bring in patio furniture and loose items. Shutter installation is a job for a shutter company.

Can you stock groceries before I arrive?

Yes. Send us a short list and we pick it up on the open-up visit. Groceries are billed separately at cost, and we send you the receipt.

Do I need a home watch plan?

No. You can book either visit, or both, on its own. These visits are for homes in Martin County, FL only, including Stuart, Palm City, Jensen Beach, Sewall's Point, Hobe Sound, Port Salerno, Hutchinson Island, Jupiter Island and Indiantown.

How do you get into the home?

After you book, we set up access with you, such as a key, lockbox or smart-lock code, and note your alarm and gate details.
